Open Question: How do VA Home Loans work? November 30th, 2009
Ok so I am thoroughly confused, my husband is Army National Guard and does qualify for the VA home loan (already talked to them about it). Here is my question though. I have heard of so many people talking about VA loans and all that. When I talked to the VA people about getting a home loan they said that the VA is basically acting as a “cosigner” and it is not an ACTUAL loan. Then I saw on here that some one mentioned an actual VA loan. I am wondering bc our credit blows, bc of this we are trying to do a lease purchase, I would much rather buy a house than a lease purchase but no bank will touch us. So I guess my question is does the VA actually loan out money or does the bank, and if the bank is loaning out the money how would it work for some one like my husband and I whose credit is all but in the toilet.
Thanks!
Open Question: Totally stressed out nursing student…relationship/financial (experienced people help me)? November 30th, 2009
So my fiance is a good person and we have both supported each other through a lot.
eBay was our means of making money, due to the economy. We cannot work over the
table or we cannot receive financial aid for college..and with our colleges ringing in at 24-40k per year
that presents a problem. Anyway…eBay sucks..plain as day. We are still using it..but cannot rely on it.
It’s been 6 weeks since we have been having problems and I am watching our savings account head towards ZERO. I am just stressed out of my mind. My guy just doesn’t seem to show the motivation and concern that I do..and I’m annoyed because I am trying to find under the table work..but it’s pretty hard as a nursing student who is consumed by 40 hours of school and only has weekends to study for weekly exams, etc. I’m still trying to figure out what I can do.
It’s just like excuse after excuse with him. He says..fine I will go back to my labor job…sorry but that job is dangerous and NOT worth it for TWO reasons. They get like TWO days of work per week at most and he will lose $35k a YEAR in financial aid…with 3 years of college left (he has taken a break). We cannot afford to pay over 100k..or take out loans..just so he can work at that crap job to bring home $700 a month. Does it make sense?
I’m really just so irked. It’s like if I don’t stay on his @$$, he will just play video games all day. It’s a catch 22 situation. I mean… AT LEAST TRY!
I’m nearly in tears and still trying to find a way to see how I can earn money..but I am becoming increasingly resentful because it always feels like in every relationship I have with a guy..I am carrying the load..or stressing the most. I can NEVER rely on a guy. NEVER. And yes..I’m gonna whine now.. WHY CAN’T I EVER JUST BE TAKEN CARE OF??? Not even in a spoiled way..but the way I TAKE CARE OF THEM WHEN SH*T goes down?
I know he is doing more household chores now..sweet stuff..but we need money. It’s like..I used to work..clean…sell…breakdown finances..run all of the errands..why can’t he multi-task?
I feel like moving out…we keep bickering and stuff and it’s like..if I’m gonna be this stressed and have to fend for myself, in a way, I might as well live alone. I know it will break his heart..but I’m just really becoming bitter about the situation. I know the economy sucks..but if I saw him at least trying really hard..without me having to stay on top of him…I don’t think I would be so resentful.
I’m stressed and just falling deep into depression. I already struggle with depression already and I’m so overwhelmed I had the worst depressive episode the other day..it scared me.
He’s nice..but my patience is thin..and it’s like..if I say anything..I’m a b*tch. I would never ask someone to do what I haven’t done already.
suggestions?
PS. My credit sucks so loans aren’t an option..I have thought of that already. Also–I’m in an ACCELRATED nursing program
…just so you guys know I’m not making excuses.

Resolved Question: How do I raise my credit score without a credit card? November 30th, 2009
I have student loans but I am still in school and I’ve got several more years to go. I don’t want to get a credit card because I’m not sure I can trust myself with it. I have a car but it is in my dad’s name because I don’t think I have the credit to get one without a co-signer and no one is availible to cosign. Since I still live at home, how can I raise my credit score without a credit card?
Open Question: Drag Me to Hell: Would you have given the old Gypsy lady and extension on her loan? November 30th, 2009
Thinking about it, I would have granted her the loan extension, then worked with her off the clock to find away to save her home or find somewhere else to move to.
Open Question: Are there any loan programs out there that would allow me to refinance my home at today’s present market value? November 30th, 2009
Hello,
I have a question for anyone out there that may be able to shine some light on our situation. My wife and I live in Rhode Island and are in the process of expanding our family. We recently had a baby boy and will soon attempt for child number two. Everything in our lives seems to be going as planned with the exception of our current housing situation. We currently live in a two bedroom 1000 Sq. ft. condo and we are busting at the seams. It is time to start looking for a larger home but we like many owe more than the home is worth. Probably about 50K plus upside down.
We both have strong income and good credit so purchasing and affording a new home is not the issue, it’s what to do with our current situation. I feel very stuck. Ideally I would like to rent the condo and hold onto it as a future investment, but being so upside down makes that thought less and less appealing. And selling it would have to result in a short sale and I’m pretty positive that negatively affects your credit.
So my long and winded questions are:
1.Are there any loan programs out there that would allow me to refinance my current home at today’s present market value? The reason I ask is because I vaguely heard about such a program.
2.What do you recommend about getting out of my home and into a new one without destroying my credit in the meantime?
3.Is there another option that exist that would be a good fit for my situation
Thank you all for your help on this.

Resolved Question: Since Liberals are so against capitalism, why do they have tunnel vision on health care reform? November 30th, 2009
The current financial plight that our country is in was not caused by lack of health care. It was caused (or at least started) by the collapse of the financial industry due to faulty mortgages. Should we not be more worried about reforming our financial industry. For example, approve home mortgages for only those people who can afford to pay it? Not paying off loans for people who clearly lived above their means?
